Planning Commission Hearing
The Tualatin Planning Commission will hold the first of two public land use hearings on Lam’s TUX proposal. This hearing is our first opportunity to speak directly to the decision makers on the merits of the proposal and advocate for our needs. If you are not comfortable speaking out, just attending the event (in person or on Zoom) will make a huge impact. Please participate if you can! Additional overflow parking will be available west of Lam Building K (Map).

We will encourage the commissioners to use their authority to protect our neighborhoods from Lam’s adverse impacts, specifically, traffic and noise. The best way to participate is to speak during public comments (3 minutes max) and share your personal concerns about Lam’s project in your own words.
NOISE IMPACTS: Wednesday’s hearing is our first opportunity to address Lam’s noise issue directly per the Tualatin Development Code where Chapter 62 states that Manufacturing Park zoning “must not cause objectionable noise”.

TRAFFIC ISSUES: Although the Architectural Review Board has been tasked with analysis of Lam’s traffic study, the Planning Commission will be looking at “Internal Site Circulation”, and since Lam’s proposed employee entrance on 108th consists of opening up, and making improvements to, an existing gated access point, this is both an internal site circulation issue and a traffic issue.

TRAFFIC REQUESTS: We are asking that the existing North Access gate be kept closed. Do not connect the North Access point to the new parking lots on the north side of campus. Do not add any more employee traffic to 108th. The impacts from Building G will be bad enough. We are asking that the TUX project use Leveton Drive on the industrial side of campus.
PROCESS ISSUES: Lam did NOT notify our CIO prior to the Neighborhood Developer meeting as required by Tualatin Development Code. Lam said they would hold another neighborhood meeting but they never did. Lam said “the project team is open to continue discussing topics of concern with neighbors” and then they refused to talk with the neighbors. Lam has not kept their word and they are flagrantly violating the rules. Will there be any consequences?
The City code says: “The Planning Commission may impose, in addition to the regulations and standards expressly specified in this chapter, other conditions found necessary to protect the best interests of the surrounding property or neighborhood or the City as a whole”. The commission has the authority to impose conditions on Lam’s expansion, and we are asking that off-site noise impacts be eliminated and that the new 108th employee entrance be removed.
